Z&S Secures Final Approvals for 155-Unit Brightview Senior Living Residence in Greenburgh

On August 3, 2022, Partners David Steinmetz and David Cooper secured final subdivision plat approval from the Town of Greenburgh Planning Board on behalf of Brightview Senior Living. Brightview, a national provider of senior living communities based in Baltimore with several communities operating or planned in Westchester, is the contract-vendee to purchase an 8-acre portion of the Metropolis Country Club property along Dobbs Ferry Road in the Town of Greenburgh. Brightview is proposing to construct a continuum of care community consisting of a mix of independent living, assisted living, and memory care units on a 5-acre lot. The Planning Board’s subdivision approval also included creating a 3-acre conservation parcel near to the Brightview community.

The Planning Board’s final subdivision approval was the last step in a multi-year entitlement process in which Z&S, JMC, Inc., and the Brightview Team successfully obtained various approvals from the Town. This included working with the Town Board to create a new Continuum of Care Facility (CCF) special permit use in the Greenburgh Zoning Code. It also included procuring a special permit and site plan approval from the Town Board, after the Planning Board issued favorable recommendations.

This is the third Brightview Project approved in Westchester in recent years. Z&S also helped Brightview obtain zoning amendments and approvals for its assisted living residence on Tarrytown Road, as well as a new continuum of care community currently under construction in the Town/Village of Harrison.
