Filed in U.S. District Court in White Plains on May 28, the case highlights the importance of comprehensive due diligence in high-value residential real estate transactions.

The complaint alleges that the plaintiff purchased a 7.3-acre estate in reliance on a pre-purchase home inspection that failed to identify that the home’s electrical service relied on aging utility poles located on an adjacent private property. According to the complaint, the deteriorated condition of the off-site infrastructure has led to repeated power outages and required $300,000 in repairs.
