Zarin & Steinmetz Obtains Major Approvals for RPW Group and NRP Group in the Town of Harrison

Michael Zarin and Kate Roberts recently secured SEQRA Approval and a Zoning Text Amendment from the Town of Harrison in connection with the Webb Avenue Multi-Family Residential Project. After a nearly three-year SEQRA and Zoning process, including the preparation of a full Environmental Impact Statement, Z&S, working in close collaboration with JMC and the Development Team, secured final SEQRA Approval for a 200-unit multi-family building to be located on the approximately 9.5-acre site adjacent to RPW’s office building at 800 Westchester Avenue, and the required Zoning Text Amendment from the Town Board, permitting multi-family residential development on the site by special permit. Over the next few months, Z&S will work with the Development Team to obtain the final approvals from the Town necessary for the Project, including, Site Plan, and Special Exception Use Permit Approvals.

This is a unique and challenging Project.  The site is dominated by invasive species, and located within the Blind Brook floodplain corridor. The Project will include a complete eco-restoration and rehabilitation of approximately 2.6 acres of wetlands, riparian buffer and floodplain forest habitats, and will provide increased and improved flood storage at a 4:1 ratio of displaced storage, all beyond the requirements of the Town Code. It will also feature multiple amenities including a first of its kind approximately 20,000 s.f. community garden (open to the public), an assortment of green features, including solar photovoltaic array feeding energy back to the grid and a compost station, a resident fitness center, package concierge, dog wash station, private work spaces and pool,  approximately 2,000 feet of public walking paths connecting the Project to local shopping and other community destinations.
